Sooner or later, all homes must achieve an Energy Performance Certificate (EPC) rating of ‘C’ or above to keep the UK on track to reach net zero by 2050. 16 million homes will need upgrade work in England alone.

The 20% of homes built before 1919 and further 34% built before 1964 pose the most difficult and expensive challenges. For now, the UK Government has held back on proposed changes to raise Minimum Energy Efficiency Standards (MEES) for new and existing tenancies. But this is an obvious lever that can be pulled.

Many tenants are struggling with high energy costs to heat poorly performing homes placing increasing pressure on rent affordability.

FAQs

What is retrofit?

Retrofit is about installing upgrades to homes so they use less energy.
The four main areas of focus are:

  • Air TightnessTo lower heating demand

  • Clean heatMoving off fossil fueled systems

  • Controlled
    Ventilation
For healthy tenants and building fabric

  • Energy Generation
    and Storage
    Supporting a clean electricity grid

To get the best results, it’s important to consider these together, instead of just focusing on each one separately.

Whether you’re looking to start a retrofit project now or want to plan for improvements over time, we can help you to explore your options with a free assessment.

How are landlords benefitting from retrofit?

All landlords are faced with the “split incentive” but active retrofitters overcome it by considering a broader range of financial benefits:

  • Higher property value
    • According to Rightmove, properties upgrading from an EPC band F to a C rating could increase the value by an average of an additional 15%
  • Tenant loyalty
    • Landlords see tenancy longevity as a financial benefit because unoccupied properties do not generate income, additionally, finding tenants can incur costs and time that could otherwise be avoided.
  • Reduced bills for houses of multiple occupation where bills are included
    • Reduced running costs can also motivate landlords, especially if they have tenancies where energy bills are included in the rent
  • Make homes more attractive to tenants
    • A recent study by Rightmove in 2023 suggests that almost 1 in every 5 renters planning to move in the next 12 months consider energy efficiency in a home a significant factor
What is a retrofit assessment?

Getting one is easy, and free for a limited time!

After an intial consultation, we’ll survey your home and write a report to give you an estimate of the cost and energy savings for three different levels of energy efficiency work.

The first level will describe quick and easy wins, the second will be tailored to your circumstances and preferences, and the third will show you how to maximise the energy efficiency of the home.

The survey process is similar to getting an Energy Performance Certificate but takes into account how the home is lived in too.

Our report also will describe the visual condition of the home and advise whether it is appropriately ventilated.
